1. Look and document
Note the symptoms, keep water from spreading if it's safe to do so, and write down anything you already know about the roof's history.
2. Check the whole system

3. Get it in writing
The scope should spell out prep, materials, permits, testing, cleanup, and how any changes mid-project get handled.

Look at how each provider explains their reasoning, not just which number is lowest.
5. Check the finished work
Confirm testing was done, the site was cleaned up, paperwork was handed over, and you know what maintenance is still on you.
